We prefer to have a system that directly bonds to the concrete decking. Generally, that requires a complete tear off.
The roof deck needs to be extremely clean. We power wash the roof deck with 4000 psi power washers.
Next, we apply thick urethane coating/caulking to any and all cracks, seams, *****s, etc.
We follow this up with two coats of urethane coating over the entire roof deck.
