The cadastral value of a property appears registered in the Cadastre, an administrative body that depends on the Ministry of Finance. This is because depending on the type of real estate you have (urban, rustic or with particular characteristics), they will affect how much you will have to pay taxes such as IBI, personal income tax or the Property Transfer Tax.
The cadastral value serves to classify the property and establish the economic capacity of the owners. To know the value, qualified technicians from the Cadastre carry out the real estate appraisal through information such as:

The market value of housing, land and construction.
The cost of building materials, workers' fees.

How to know the value of a house?
If you need to know what the cadastral value of your home is, you have different ways to do it. Of course, you have to be the owner of the property or have the permits to be able to make the query, since not all the information in the cadastre is public.
How to know the value of a house through the IBI
Through the IBI or Real Estate Tax receipt you can check what the cadastral value is , since it should appear in the document. The IBI is a mandatory annual tax for all owners and must be paid to the Municipality.
In case you do not have the last IBI receipt, either because you have not kept it or because you have not paid it yet, you can go to the Town Hall or through the website to pay it or request a copy of the receipt.
Electronic Office of the Cadastre
Currently, when you have to make a query to the cadastre, the most frequent thing is to do it online: it is fast, safe and comfortable.
To be able to search for the cadastral value, you will only have to enter the cadastral reference that you can find in any tax or document referring to your home, the CRU (in case you did the Property Registry before 2016) or enter the address.
In person
You can go in person to the Town Hall or the Cadastre offices of your municipality. In order to verify that you are the owner of the home, you will have to bring your identity document and the property's cadastral reference ready.
When the cadastral data have already been verified, they will request the information from the municipality's cadastral map and they will give you the information you need.
By phone
If you do not have time to go to the offices but you cannot access the Electronic Office due to connection problems, you can always choose to call the cadastre to make the query. You will need ID and cadastral reference and they will provide you with the information by phone.
